House Clearances
We know that house clearances can be difficult for those involved. As a result we have developed a reliable service that is sensitive to your needs. We take care to understand your situation and treat you and the contents of your house with care and consideration.
As part of our house clearance service we will:
- All saleable items will be auctioned with proceeds (less commission*) going back to the customer.
- Pack & remove all items from the property.
- Recycle as many unsaleable items as possible.
- We clear sheds, garages, gardens, lofts and more.
- Leave fitted units and carpets unless you ask for them to be removed.
- Disconnect all white goods including cookers.
- We carry out a free of charge curtesy clean on our clearances but if you require a professional clean, please ask for a quotation.
Please note this is a chargeable service, we will arrange a convenient time to view the property and give you a quote for the clearance you require. We are happy to liaise with a third party – solicitor and estate agents – and can collect keys from them in order to view and clear properties.
We clear properties from any size from a single room upwards, with every property receiving the same level of thoughtfulness and respect.

Bishop & Miller House Clearance Service – Terms & Conditions
By accepting our quotation and booking our House Clearance Service, you agree to
these Terms & Conditions.
2. Quotations
- All quotations are provided free of charge and without obligation.
- Quotations are based on the information provided at the time of inspection or from photographs and descriptions supplied by the customer.
- Where the volume of contents, access, or scope of work differs materially from that originally quoted, we reserve the right to revise the quotation before work commences.
3. Our Service
Our House Clearance Service may include:
- Removal of furniture, household contents and general items as agreed.
- Packing and removal of contents.
- Clearance of garages, sheds, lofts, gardens and outbuildings where included in the quotation.
- Recycling or environmentally responsible disposal of items wherever possible.
- Identification of items suitable for auction, with sale proceeds (less our agreed commission and charges) returned to the customer.
Unless specifically requested, fitted kitchens, bathrooms, built-in wardrobes, carpets,
flooring and other fixed fittings are not included in the clearance.
4. Access to the Property
The customer is responsible for:
- Providing safe access to the property on the agreed date.
- Ensuring utilities are safe where necessary.
- Informing us of any parking restrictions, access limitations, or hazardous materials before work begins.
Additional costs arising from restricted access or undisclosed circumstances may be
charged.
5. Personal and Valuable Items
Before the clearance takes place, the customer must remove or clearly identify any
personal or valuable items they wish to retain. This includes, but is not limited to:
- Cash and bank cards
- Jewellery and watches
- Passports and identity documents
- Legal and financial paperwork
- Family photographs and sentimental items
- Keys, medals and other personal effects
Bishop & Miller cannot accept responsibility for the loss or disposal of such items if
they have not been removed or clearly identified before the clearance begins.
6. Items to be Retained
The customer must clearly identify any furniture, contents or other items that are not to be removed before work commences.
Unless otherwise agreed in writing, all items remaining within the property, garages,
sheds, lofts, outbuildings and gardens at the commencement of the clearance will be
deemed authorised for removal.
Bishop & Miller cannot accept responsibility for items removed where they were not
clearly identified for retention or where instructions were unclear.
7. Items for Auction
Where items are identified as suitable for auction:
- Acceptance into auction is entirely at Bishop & Miller’s discretion.
- Items will be sold under our standard Seller’s Terms & Conditions.
- Sale proceeds will be paid after deduction of the agreed seller’s commission, VAT where applicable, and any agreed charges.
We cannot guarantee that every item presented will be suitable for auction or achieve a particular selling price.
8. Waste Disposal
We are committed to recycling and reusing items wherever practical. Any remaining
waste will be disposed of responsibly through licensed waste disposal facilities in
accordance with current environmental regulations.
9. Hazardous Materials
The customer must inform Bishop & Miller before the clearance of any hazardous or potentially dangerous materials present at the property. These include, but are not limited to:
- Asbestos or asbestos-containing materials
- Chemicals, solvents or paints
- Gas cylinders
- Firearms, ammunition or explosives
- Clinical or medical waste
- Flammable substances
- Any other controlled or hazardous waste
Unless specifically agreed in writing, Bishop & Miller does not remove hazardous waste.
Where hazardous materials are discovered during the clearance that were not
previously disclosed, work may be suspended and additional charges may apply.
10. Payment Terms
Invoices are payable within five (5) working days of the invoice date.
Payment should be made by bank transfer to the account detailed on the invoice.
Payment by credit card may be accepted by prior arrangement.
We reserve the right to charge statutory interest and reasonable debt recovery costs on overdue invoices in accordance with the Late Payment of Commercial Debts (Interest) Act 1998, where applicable.
11. Cancellation
If you need to cancel or postpone your booking, please notify us as soon as possible.
Where cancellation occurs after staff, vehicles or disposal arrangements have been
committed, we reserve the right to charge for any costs reasonably incurred.
12. Liability
We will exercise reasonable care when carrying out the clearance.
Our liability is limited to direct loss resulting from our negligence. We shall not be liable for:
- Items not identified for retention.
- Hidden defects within the property.
- Delays caused by circumstances beyond our reasonable control.
- Loss of profit or any indirect or consequential loss.
13. Force Majeure
We shall not be liable for delays or failure to perform our obligations due to
circumstances beyond our reasonable control, including severe weather, flooding, road closures, industrial action or other unforeseen events.
14. Governing Law
These Terms & Conditions are governed by the laws of England and Wales, and any
disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
